The various constraints of the site inspired an S-shaped building with two half courtyards and stepped facades, allowing the rather large mass of the building to feel less monolithic and more commensurate with the human scale.
The first floor is finished in clinker brick, which transitions into masonry detailing at the entrances. The second and third floors are finished with stucco to complement the brick, while the fourth attic floor is clad in galvanized steel to visually lighten the upper part of the building. The windows are accentuated with wooden jambs, and the open balconies are enclosed with metal mesh railings.
To balance the building’s straight, airtight outlines, the landscaping concept is based on organic lines and forms. The courtyards feature canopies and rusted metal flowerbeds that highlight and enhance the warm tones of the brick.
